A standard Tier 1 job is a sound, dry, single-level, accessible slab with no existing coating. Real garages are sometimes none of those things. Here is exactly how complexity changes the price.

A standard Tier 1 job is a sound, dry, single-level, accessible slab with no existing coating. If your slab is none of those things, here is exactly what changes.

Why we publish
Transparent delivery is the filter, not the surprise.
We publish them because hand-quoting complexity is how our category trains customers to expect bait-and-switch. We do not do that.
We publish them because the moisture, the cracks, the stairs and the existing coating are facts about your slab, not opinions. They cost what they cost.
We publish them because Bill walks the slab before the price clears. If your slab needs three escalators to be standard, your quote will look different to your neighbour's. That is the price doing its job.
We publish them because transparent delivery is the filter, not the surprise.
Transparent delivery questions
We use a calibrated Tramex CME4 moisture meter and run a 24-hour ASTM F1869 calcium chloride test where required. If you want a second opinion, we will pay for an independent test on slabs over 100 m squared. If their result clears the slab, we lift the moisture escalator and refund any deposit allocated to it.
We appreciate the offer. The access penalty pays for the time the crew spends carrying gear, not the gear itself. If you have a good reason the access is easier than it looks (a side gate that fits a wheelbarrow, for example), send a photo at the quote stage and we will reassess. Mostly the penalty stands.
Escalators apply to the base price independently. Coating removal and heavy prep are added per square metre. Percentage-based escalators (access, rush, multi-level, weekend, pet or child) all apply to the base, not to each other. Bespoke colour and out-of-zone are flat or per-km. The worst case we have priced is 4 stacked escalators, which routes you to a Tier 3 Site Assessment instead.
If we find a hidden issue (a void under the slab, an unflagged moisture spike, a buried tile bed), we stop work and call you. We quote the additional work as a published escalator at the rate above. You either approve and we continue, or we stop and you pay only for the work to date. We do not run additional work without your written sign-off.
They charge them. They just do not publish them. Most of our category quotes a clean Tier 1 number and adds the cost of complexity on the day, on the invoice, or in the next quote when the customer comes back unhappy. We publish so the price moves before you book, not after.
