Most epoxy garage floors hit a quiet inflection at three to four years. We measure wear, score the gloss, and tell you whether a refresh is due. No upsell, no pressure.

An audit is not a sales call. We bring the gauges, walk the floor, and give you the numbers in writing.
1. Wear measurement
We measure remaining film thickness with a magnetic gauge at six points. The number tells us how many years of life are left under normal use.
2. Gloss and slip read
We score gloss with a 60-degree meter and pendulum-test slip rating in the high-traffic zones. Both shift over time. Both can be brought back.
3. Refresh plan, if any
If a refresh is due, we cost a topcoat-only recoat against a full strip and rebuild. You get the option that fits the floor, not the upsell.
The point
A topcoat at year four costs a fraction of a rebuild at year ten.
Epoxy floors do not fail in a single bad week. They wear by tyre path, by tool drag, by sun on the threshold. By the time you can see the substrate through the gloss, the cheap window has closed.
A 30-minute audit catches the wear before it cuts through. If a topcoat will hold the floor for another five years, that is what we recommend. If the floor is past topcoat, we say so plainly.
Audits are free for any floor we built. For floors we did not build, the audit is included in any quoted recoat job.
